We will do exactly like the first image. So follow the steps:
Step 1: Type anything like "Transparency in Illustrator"
Step 2: Draw a rectangular to cover your text and apply Gradient on it
Step 3: Place the rectangular on the text.
Step 4: Select Both
Step 5: Go to Transparency box and you will find an icon of "right arrow" just right above of the box. Click the icon and a menu will come out.
Step 6: Select "Make Opacity Mask" from the menu and you are done!
